In May, 2012 we are particularly looking for buyers of 41 land contract homes; FL, IL, IN, AL, TN, MI, OH, KY, MD, PA, SC and GA, $1.1M UPB, estimated bulk sale = .5 - .6 UPB, inventory by Excel spread sheet and individual account histories are available. 

In May, 2012 we are particularly looking for buyers of non-performing notes nationwide.  These non-performing notes are for houses up to $150,000 current BPO and are selling for 10 - 50% of current BPO based on their price range.  All these houses were inspected and BPO's done within approximately the last two months.  A twenty-two column spread sheet with all the pertinent data is available via secure drop box.  Most of the houses will be vacant.  Some will be occupied by the mortgagee or a renter.  The inventory can be "cherry picked".  The seller is the owner of record.  Buyers must have a track record of doing this.  Buyers must be able to do their due diligence comparable pricing and physical inspections within approximately two weeks depending on the size of the transaction.  In January, 2012 we closed 350 plus NPN in 25 plus states for $3 plus M.  Myself, the supplier and the seller are the same entities for the NPN's above.  $3M minimum purchase.
